Home Elevator Repair

As with anything mechanical, over time it will be in need of repair. At The Home Elevator Co. we have handled every possible repair to a home elevator, from minor repairs to the most complicated of repairs. Below we have included some of the more common repairs we tend to see with home elevators.

Automatic Gate Operators and Door Interlocks

One of the more commonly repaired and replaced parts on an elevator, Door Interlocks. Their function is to prevent the elevator from moving until the Interlock is made up (all doors and gates are closed). With age the mechanical items begin to fail and eventually need to be replaced. Also, if you upgrade your elevator to a newer model the Interlocks will need to be replaced as they communicate with the controller.  Reliable automatic gate operators and interlocks should be examined so that wear items get replaced before they fail and cause the elevator to stop working.  Regular maintenance will help to prevent disruptions in service and allow normal operation of your elevator.

Hydraulic Power Unit

Hydraulic Power Units are used by some elevators to control the flow of hydraulic oil that will ultimately raise and lower the elevator. The power units are self-contained units that house the hydraulic pump, submersible motor, hydraulic valve and hydraulic oil all within a steel tank and are typically located adjacent to the elevator hatch within a separate room.  The pump and motor are used to generate the pressure needed to raise and lower the cab and the valve controls the flow of oil for leveling and acceleration. Over time the power unit (pump, motor and/or valve) can become damaged or worn, causing fluid to leak or make loud noises during operation. In other instances, the power unit may completely fail, which will prevent the elevator from moving. Due to its importance in running your home elevator a hydraulic power unit (pump, motor and valve) is an essential component that needs to be examined, maintained and/or repaired before it creates a shutdown.

Door Sensors

A door sensor can play a critical role in keeping individuals safe while using an elevator. They detect when something or someone is blocking the door. This detection in turn prevents the elevator from moving until the obstruction is cleared. Sensors can get damaged over time, causing them to malfunction. This will cause the elevator not to run until the sensor is replaced.  It is important to make sure elevator sensors are checked on a consistent basis and repaired when necessary to prevent premature shutdowns.

Cables

Another potential failure our residential elevator technicians encounter is damaged or worn cables. The cable’s function is to assist with hoisting the elevator. Over time, with excessive use, the cable can get damaged or frayed causing the elevator to malfunction and stop working. In extreme cases the cable can break and can lead to an extremely dangerous situation. It is important to have regular elevator inspections to make sure if there is a problem with the cable, that a licensed technician can identify the problem and repair or replace the cable.

Elevator Requirements

1. All elevators need a dedicated shaft for the elevator to operate within. A solid concrete floor is required at the base. The walls must be vertical and exact to the manufacturer’s guidelines and specifications for that elevator.

2. If you are looking to install a new elevator in your existing home, structural adaptations can occur to customize the shaft to fit your new elevator. This can be accomplished by replacing closets or adapting corners of rooms at various levels. Another common practice is attaching the shaft on the outside of the home.

3. There are a few options when it comes to powering your home elevator. One is via an electric motor with a cable and the other is hydraulic power.

4. Most home elevators operate on standard household current, from both 240v and 120v.

1. Cab telephone- A phone located within the elevator for emergencies that is hooked up to your home’s phone line. We also offer modems that can provide a cellular service and phone line monitoring services to provide reassurance after the installation that your phone call gets the emergency service needed.

2. Auxiliary Power Supply- additional power in the event your power goes out. We can work with your electrician so that the elevator can run during a power outage on an emergency generator.

3. Emergency Lowering- In the event your elevator gets stuck between floors, it can be manually lowered, or we can provide an emergency battery lowering device in the event of a power failure it will allow the elevator to stop at the next lowest floor.
